Energy efficiency help for landlords

Since April 2020, MEES rules have applied to all lets and landlords, meaning an EPC rating of E or above is needed to let properties legally.

Key points to consider:

• Cost
  Making your property energy-efficient to comply with the EPC legislation could be as simple as upgrading your boiler, installing a new central heating system or having insulation installed. You just need to let your tenant know of any planned work.
• Tenant eligibility
  In many instances, your tenant may be eligible for free or subsidised energy saving measures and you may only need to pay a small contribution towards the required upgrades.
• Need an EPC?
  Our experienced team of in-house surveyors can provide an EPC for £60 inclusive of VAT.

Funding to provide larger measures such as Solid Wall Insulation and Renewable Heating Technologies like Air Source Heat Pumps and Solar Panels, is available through the Local Grant. The scheme will allow one eligible home to be fully funded per landlord, with a 50% cost contribution required for any additional homes upgraded thereafter (providing the landlord has not received subsidy over the Minimal Financial Assistance limit of £315,000 across three financial years from all public sources (as stated in the EU-UK Trade and Cooperation Agreement and the Subsidy Control Act 2022).

Boiler & gas fire servicing

• As a landlord, you must service all gas appliances in your properties every 12 months. Great prices are available through us with multi-appliance discounts. 

New boilers

• There is no ECO funding available towards the cost of a replacement boiler in a privately rented property. However, we can provide a competitively priced quote for a replacement boiler including a 5 year warranty.
